(Firstly - apologies if not posted in the right place - mods please move, as appropriate)
Looking at renting out 1 or 2 rooms of my house.. but I live there.
My current Home/Contents provider (AAMI) doesn't cover me for loss-of-my-property-caused-by-tenants......... I can't switch to landlord insurance, coz I live in the house. That will only apply, if I provide furnishings (contents) in a home that is fully rented and I don't live there. There is no combination or in-between policy with AAMI
They could not recommend any other company to try
Does anyone here have any experience with this, or suggestions?
Basically, I'm not prepared to rent out part of my house to complete strangers, if I'm not fully covered by Insurance.
Main priority is this: I want to know that IF I come home one day, and the house has been cleaned out (either by my tenant, or tenants guests), that MY contents will be covered.
The tenants can organise their own "renters insurance" for their own property.
My AAMI policy does not cover my contents, if stolen by someone that has been invited into my house - eg: a tenant, guests at a BBQ or party, a tenants guests that THEY have invited in, etc, etc.....
If the house has been broken-into, then i'm covered (with police report, etc), but if entry was gained to the house by my consent - by me giving a tenant keys/access to the house - then it's my problem, and i'm not covered.
I'll obviously have to do the ring-around thing with every company I can think of... but if someone can save me some time, that would be appreciated.
I HAVE considered an insurance broker to do the leg-work for me, but $$$ are tight these days - hence having to rent out part of my home - and most brokers work on a commission basis, so you never really know if they are recommending YOU a good deal, or if the recommended deal is better for THEM.
But i guess you get what you pay for.... Life Rule #12 !!
